'buildexcellence'  -  'excellent building' is aimed at private investors, institutional investors, but also municipal and cantonal authorities who want to see their construction project, their property, but also their fallow land professionally accompanied in all respects, taking into account the economic, legal, organizational, technical and ecological dependencies and influences.

The client consultant can take on two fundamentally different roles in the client's organization. He can either act as an advisor to the client and thus take on a staff function, which only has an advisory and supportive effect.

Alternatively, they can act as the client's project manager and then have a line function with certain powers to issue orders and instructions.

Builder's consultant in a staff function

In this role, the client consultant generally takes on the following cross-phase tasks:

• General advice to the client (principal)
• Builder-side risk management and PQM
• Supervision of risk, quality and environmental management
• Monitoring of occupational safety
• Ongoing information and documentation from the client
• Drafting status reports for the client
• Drafting the basis for decisions for the client
• Formulating applications for the client
• Contact with authorities, neighbors and third parties
• Media work
• Supervision of the commissioned planners and contractors
• Preparation and participation in client meetings
• Recording of meetings with the client
• Participation in planner / construction meetings
• Project accounting on the client side using Messerli construction administration

The client consultant takes on the following cross-phase tasks in the role of client project manager:

• Representation of the client within the scope of the assigned competencies
• Leading the client's project team
• Representing the client to planners and contractors
• External communication
• Negotiating with authorities, neighbors and third parties
• Establishing client-side decisions
• Enforcing contractually agreed third-party services
• Conducting meetings with the client
• Approval of invoices / release of payments
